You’re always in charge of the price you set. Airbnb provides tools you can use to set and adjust your price.

Comparing similar listings nearby

Understanding the average prices of similar listings in your area can be a good place to start thinking about what to charge.

Go to your hosting calendar to compare similar listings nearby. Select a date or date range, then tap or click your nightly price. Below it, choose the button that says “Compare similar listings.” This pulls up a map showing the average prices of listings like yours. You can display places that are either booked or unbooked on those dates.

Richard, who hosts a Room near downtown Toronto, decided to start out “a bit below the competition” to get guests faster. It worked: He says his first three months were almost completely booked.

“My price is still a bit low, but I know where I want to go,” Richard says. “I’m thinking about increasing my price in small increments over time.”

Considering your location

Doing a little research on travel trends in your area can also help you price your place competitively. Weekend visitors, seasonal vacationers, temporary workers, and other types of guests may define “affordable” differently.

Reed, a Superhost in Philadelphia, surveyed the local scene when he first priced his furnished third-floor bedroom. Because he lives near universities and hospitals, he priced his Room for visiting students and interns on tight budgets. “We’ve hosted a bunch of folks doing research or medical internships, and they needed a place to stay for several weeks,” he says.

By keeping his price low and accepting longer stays, Reed says he’s been able to keep his calendar full and pay off his mortgage ahead of schedule. “I have more nights booked and less turnover,” he says. “I work smart instead of hard.”

Adding a discount

Guests interested in longer stays tend to search for places with discounts. Reed uses weekly and monthly discounts to entice guests to book. “The main folks who have gravitated to our Room are looking for at least a couple weeks,” he says.

You can try a variety of discounts to fit different situations. You’ll find these options available to you in the Pricing tab on your calendar:

  • New listing promotion. This promotion takes 20% off your nightly price for your first three bookings. Adding it could help you get guest reviews faster and build your reputation as a Rooms Host.

  • Early bird discount. This discount applies to reservations booked in advance. You choose how far, from one to 24 months before check-in. Early bird discounts can help attract guests who plan ahead.

  • Last-minute discount. This discount applies to reservations booked on short notice. You choose how short, from one to 28 days ahead of check-in. Rooms guests are often solo travelers who have more flexibility than couples or families to book close to their travel date.

  • Weekly and monthly discounts. Weekly discounts apply to bookings of seven nights or more, and monthly discounts apply to reservations of 28 nights or more. These can help you fill your calendar with fewer turnovers.

Always be sure to set minimum and maximum lengths of stay that follow local rules and regulations. From there, you can adjust your maximum stay to at least as many nights as the length of stay for which you’d like to add a discount.
