How to compare the average prices of similar listings

Hosts have told us it can be hard to know what to charge. The compare similar listings tool lets you compare your price to the average prices of similar listings nearby.

“I’m always checking that my pricing is competitive, so I want to see how much other Hosts in my area are getting per night,” says Felicity, a Host Advisory Board member and Superhost in New South Wales, Australia. “This feature is a game changer.”

Here’s how to compare prices:

  1. Go to your listing’s calendar.
  2. Select a date range of up to 31 days.
  3. Tap the similar listings button below your nightly price.

You’ll see the average prices of similar listings nearby on a map of your area. Buttons on the map let you view booked or unbooked listings.

The prices on the map reflect each listing’s average booked or unbooked price for the dates selected. The factors that determine which listings are similar include: location, size, features, amenities, ratings, reviews, and the other listings guests browse while considering yours.

This information helps you get a better understanding of local pricing. You can use it anytime youre setting or updating your price.
